Renaissance at Greenspoint
Triyar Cannon Group challenged Ziegler Cooper Architects to Master Plan the existing mall site and integrate/locate a new 500,000 GSF office tower and 7 level garage in place of the original Montgomery Ward site which is scheduled to be demolished. After considerable study of the office tower location in relationship to the existing mall entrance, a new 24 screen cinema and a new life style retail center, Ziegler Cooper concluded that the office tower should have its own entrance off of Greenspoint Drive, predominate views of downtown and be oriented with the long axis running east and west for optimum environmental performance. The tower location frames the life style center and follow the existing Greenspoint office towers orientation.
The class A tower design is a departure from the surrounding 80´s era buildings with a larger 25,000 GSF floor plate, all glass high performance exterior skin, floor to ceiling glass at portions of the building and LEED Silver or Gold features such as creation of new green spaces with native plantings, reduction of heat island effect causing surface parking, immediate access to mass transit and future light rail, high performance mechanical systems, low flow toilets and faucets and daylight harvesting.
The elliptically shaped tower provides a beautifully iconic, sculptural form as well as panoramic views of downtown and the surrounding Greenspoint area from each of the 22 floors.
